Their first home!!!!

In early July, Eric and I met Mackenzie and his soon to be new bride, Brittany, at this house. At this point they had been looking for a manufactured home that they could purchase and live in after they are married in a few months. They had done lots of homework on this and had looked at a few places, but whittled it down to this one. They wanted our opinion on it, so we met them there to look it over.

Before we got there they had warned us that it was a "fixer". When we went inside we realized what they were talking about. The previous owners did not take the best care of it. A lot of it was due to the fact that they quickly moved out once and then moved right back in, so things were in boxes and it was very messy. They had started a few projects that they never finished such as painting the cabinets and not putting the doors back up and painting the walls, which they painted three different bright colors, pea green, mustard and sky blue. Above is a shot of the kitchen. This might be overwhelming to some folks, but Kenzie and Brittany are not afraid! They see the potential and realize it will just take a little elbow grease (should I say A LOT of elbow grease). Any way, it has good bones and lots of potential and they are young, energetic and creative and have the vision, energy and time to get it ship shape. They already have so many good plans to make this a doll house. First on the list is a good scrubbing and then new flooring and paint.

The home was originally marked at $18,000, then marked down to $12,000. It is so reasonable because it is in a mobile home park and they will have to pay rent space. After we looked at it, we suggested that they make an offer of $9,500. We thought it needed too much work. Eric and I also suggested that they talk to Grandpa Jim about getting a proper contract and to Grandma Alice for her opinion because she used to be a real estate agent. The kids did talk to them and got so much good advice and help. Mackenzie and Brittany wrote up a contract stating their offer and had some stipulations in there such as the previous owners must remove all of their belongings and leave it clean.

The previous owners came back stating $10,000. Mackenzie and Brittany accepted and all parties signed the contract. With Grandma Alice's suggestion, it went through escrow, so it was all legal and they were protected. A few weeks later they got this document in the mail stating that they own the home! They were so excited!!!

I asked them permission to share about how much it cost and they said they were happy to let people know how much they paid so that people would know that you can find affordable housing! As it turns out, the previous owners decided not to completely clean out the home due to some unexpected circumstances, so they knocked $400.00 off the sales price, so they got the home for $9,600! They will be paying $400.00 a month space rent, but after doing all the math with how much their apartment rent would be it is a very smart thing to do. If they lived in an apartment for three years and paid $585.00 a month, they would put in $21,060 dollars into rent and would get no money out of that. After a three year period living in this home at $400.00 a month space rent, it would be $14,400 in rent, but after that time they would have the home loan paid off and they will be able to sell it and get for sure the $10,000 they put into it and most likely will be able to sell it for more than that. That will be a nice nest egg to put towards their first stick built home. We think this is a great plan and a very smart thing to do. What is really exciting is that the Lord will be the center of their home!

We are so tickled for them! What a great way to start their new marriage! They are getting the keys later on this afternoon and will start cleaning and moving in! Mackenzie will live there until the wedding and Brittany will be staying at her apartment. We are going to go over there tomorrow to help clean and help them do some of the projects. We are so excited!!! I will be sharing more photos in the coming weeks of their new home!

Congratulations to Mackenzie and Brittany! They are going to have such a wonderful time working as a team and getting their home just the way they want it. As a young couple just starting out and having your own home is something to be most proud of. Hugs, Linda

They are being so sensible and responsible. You're not going to have to worry about those two getting into a mortgage mess. You must be so proud of them.

How wonderful! Nothing like a good challenge ~ and look at the expressions on their faces! :o) READY for it! Yay! I know it's going to be beautiful & once they get their own personal touches on it...oh my. It has lots of potential. Such a fun, loving couple. No wonder you & Eric are so proud! I can see Goodwill shopping trips in the near future for furnishings? Can't wait to see more pics, Sharon! Good luck. Wish I lived closer so I could help ~ I love doing stuff like that!
